- Reminders for your 90-day reports and next extension
- Fixed price upfront, government fees shown separately

Where people get it wrong

30 days visa-free is not much time.
You can switch to a Non-O only while more than 15 days remain on your permitted stay and you have not overstayed. On a 30-day visa-free entry, that means applying within your first two weeks.

The money has to be seasoned.
For a one-year extension, the 800,000 THB must sit in a Thai bank account for at least 2 months before you apply and 3 months after approval. After that, the balance must not drop below 400,000 THB.

An O-A needs 3 million THB of insurance.
Your policy must cover at least 100,000 USD or 3,000,000 THB for your whole stay. You need it both to get an O-A and for every extension based on it.

The account must be in your name only.
The bank letter and passbook must be in the applicant's name. Renting a deposit or using someone else's statements puts you at risk of refusal and legal liability. We do not use such schemes.

Health insurance for O-A holders
Cover of at least 100,000 USD or 3,000,000 THB for your whole stay. A Thai policy is bought online at longstay.tgia.org. -
O-A from abroad
You apply online through the e-Visa system in your country of nationality or permanent residence. You need a police clearance and a medical certificate, both no older than 3 months. Embassies charge the fee in local currency: 200 USD in Washington.
-
O-X for 5 + 5 years — selected nationalities only
The Thai Ministry of Foreign Affairs lists 14 countries: Japan, Australia, the UK, the US, Canada, Germany, France, Italy, the Netherlands, Switzerland, Denmark, Norway, Sweden and Finland. Some consulates publish a longer list, so we check it for your nationality. A deposit of at least 3,000,000 THB, or at least 1,800,000 THB plus annual income of at least 1,200,000 THB. Health insurance from a Thai insurer is required.

Report every 90 days
You confirm your address online, by post or at immigration, from 15 days before the due date to 7 days after. Missing it costs a 2,000 THB fine, or 5,000 THB if you are arrested.

-
Re-entry permit
Before you travel, get a re-entry permit (form TM.8) at immigration or at the airport on the day you leave: 1,000 THB for single, 3,800 THB for multiple. Without it, your permission to stay ends when you leave.

Frequently asked questions
How old do I need to be?
50 or over on the day you apply. If you are younger, we will find another option: a DTV, an education visa or a marriage visa.
Can I get the visa without leaving Thailand?
Yes. If you entered visa-free or on a tourist visa, you can switch to a Non-O at immigration. You must apply while more than 15 days remain on your stay and without any overstay. The fee is 2,000 THB and you can be allowed to stay for up to 90 days. Then we apply for a one-year extension, with a 1,900 THB fee.
Do I need health insurance?
For an O-A, yes: at least 100,000 USD or 3,000,000 THB for your whole stay, including at extension. If insurers refuse you in full or in part, immigration accepts a deposit of at least 3,000,000 THB held in a Thai account for at least 2 months before you apply, or a deposit plus other insurance totalling that amount, with proof of the refusal. In the immigration rules, the insurance requirement applies to O-A holders only — there is none for extensions based on a Non-O. An O-X needs a policy from a Thai insurer.
Can I withdraw money from the account?
For the first 3 months after approval, 800,000 THB must stay in the account. After that you can spend it, but the balance must not drop below 400,000 THB. Before your next extension, the account must hold 800,000 THB again for at least 2 months before you apply.
Can I use my pension instead of a deposit?
Yes, if it is at least 65,000 THB a month. Immigration accepts a letter from your embassy or consulate confirming the pension, with proof of where the income comes from. Many offices also ask for 12 months of Thai bank statements showing monthly transfers from abroad. Income is counted in baht, so leave a margin for exchange rates.
Can I work on a retirement visa?
No. Working in Thailand on a retirement visa is prohibited. To work, you need a Non-B visa and a work permit — see our Work permit service.
What is the 90-day report?
Every 90 days of your stay you confirm your address with immigration: online, by post, in person or through an authorised person. You can file from 15 days before the due date to 7 days after. Missing it costs a 2,000 THB fine, or 5,000 THB if you are arrested. We remind you and can file the report for you.
What happens if I leave Thailand?
Before you leave, get a re-entry permit: 1,000 THB for single entry, 3,800 THB for multiple. Without it, your one-year extension ends when you leave and you have to start again.
Do I pay tax on my pension?
If you spend 180 days or more a year in Thailand, you are a tax resident. Since 1 January 2024, foreign income that a resident brings into Thailand is taxable. A lot depends on the double tax treaty with your country — we cover this in our Personal tax service.
What if my spouse is under 50?
A spouse who does not qualify for an O-A can apply for an O visa as an accompanying dependant. You need a notarised marriage certificate. If your spouse is a Thai citizen, see our marriage visa service.
