What to know before you apply
- 01
Income is counted in dollars, over 2 years.
Remote workers and highly skilled professionals need an average income of at least USD 80,000 a year over the last 2 years (USD 40,000 if extra conditions are met), shown on tax returns. For retirees, salary does not count — only pensions and passive income.
- 02
The investment comes first, in your name.
USD 500,000 for wealthy global citizens, or USD 250,000 for retirees with income between USD 40,000 and 80,000. It must be made before you apply, and Land Department documents must be no older than 6 months.
- 03
The Privilege fee is not refunded.
If your visa is refused or the information in your application turns out to be wrong, the company may cancel your membership without a refund. You cannot apply if you have more than one overstay in the last 3 years.
- 04
LTR conditions must be kept up.
Your investment, income, job and insurance must meet the requirements for the whole life of the visa. BOI checks them again before the 5-year extension. If you no longer qualify, the visa may be revoked.

Frequently asked questions
How is the LTR different from Thailand Privilege?
The LTR is a 10-year visa (5 + 5) for people who qualify on income, assets or employment. It costs 50,000 THB per person, you report once a year instead of every 90 days, and it comes with tax benefits under Royal Decree No. 743. Privilege is a paid 5–20-year membership: there is no income requirement, but the fee starts at 650,000 THB, you report every 90 days and you cannot work.
Can I work on an LTR or a Privilege visa?
On the LTR, wealthy global citizens, wealthy pensioners, highly skilled professionals and dependents can get a digital work permit for 3,000 THB a year. Work-from-Thailand professionals may only work remotely for their employer abroad. You cannot work on a Privilege visa: you need a separate Non-B visa and a work permit.
What tax benefits does the LTR give?
Under Royal Decree No. 743, wealthy global citizens, wealthy pensioners and work-from-Thailand professionals pay no Thai personal income tax on income from employment, business or property abroad that they bring into Thailand. Highly skilled professionals pay a flat 17% on salary from a company in a targeted industry. If you do not meet the Revenue Department's conditions, the benefit is suspended for that tax year.
Can I get the LTR while I am in Thailand?
Yes. The visa is issued by immigration at TIESC in Bangkok, and you must be in Thailand on your appointment day. Some visas, such as a Non-B, must be cancelled before the LTR is issued, leaving enough days on your stay. Do not cancel your current visa while your application is still under review. You can also get the LTR abroad at a Thai embassy or consulate, or through e-Visa, which you apply for via the embassy covering your place of residence.
How much does the LTR cost and how long does it take?
BOI review on its own platform is free and takes up to 20 working days — longer if more documents are requested. After approval, you must collect the visa within 60 days. The fee is 50,000 THB per person in Thailand and may be higher at an embassy. Our fee is shown on a separate line in the table above.
Which insurance is accepted for the LTR?
A health policy covering treatment in Thailand for at least USD 50,000, with at least 10 months of cover left. A group policy must cover USD 50,000 per person. Life insurance without health cover and travel insurance are not accepted. Instead of a policy, you can show Thai social security or a deposit of at least USD 100,000 in a bank in Thailand or abroad, held for 12 months.
Does a condo in Thailand count as an LTR investment?
Yes, for the wealthy global citizen and wealthy pensioner categories, if the condo is in your name and your investments in Thailand add up to at least USD 500,000 (USD 250,000 for pensioners). Freehold property, such as a condo with its title deed, counts, and so does a lease with at least 10 years left that is registered at the Land Department. Documents must be no older than 6 months. With joint ownership, the value is split between the owners. We can check the property before you buy — see our Property service.
What if I stop meeting the LTR conditions?
You must keep meeting the conditions for the whole life of the visa. BOI checks them again before the 5-year extension, and if you no longer qualify, the visa may be revoked. Highly skilled professionals must tell BOI about a change of employer at least a month in advance.
Is the Thailand Privilege fee refunded if I am refused?
The 50,000 THB application fee counts towards the membership fee. If the company rejects your application, it is refunded — except for the Reserve package. Once paid, the membership fee is not refunded — including if your visa is refused. That is why we check overstays, criminal record and passport before you pay.
Can my family get the visa too?
For the LTR, yes: a legally married spouse and children under 20; BOI Announcement No. Por. 3/2568 also names parents and other legal dependents. The BOI website sets a limit of 4 dependents per holder. Each needs insurance, social security or a USD 25,000 deposit. When a child turns 20, their visa becomes invalid. Privilege membership is personal, but the Platinum, Diamond and Reserve packages let you add family members for 1,000,000, 1,500,000 and 2,000,000 THB per person respectively.
